Farm Renovations

All the work began May 1st 2008 when we moved in!

Lilia Everson moving in!

We went right to work (with the help of our wonderful clients) on making the barn's office into an organized tackroom!

Of course we had to put in a tack cleaning station!

Amelia Williams at Grace FarmsSome had the easy job of training in our "mousers", they must have done a good job as we haven't seen a mouse yet!Rachel Sit and Amelia Williams at Grace FarmsWe also moved some stalls to make room for a grooming stall (not shown here).  We also installed automatic waterers in all the stalls.  New outlets by all the stalls.   Due to city codes we had to make both of our bathrooms handicapped accessible.  Jeff, Daniel and Chris worked many hours to get the bathroom done.  Jeff Petrin and Chris Leatherdale working at Grace Farms Because of the bathroom remodel we had to move a wall in the tackroom.  As it turned out, you could hard notice the change!Tackroom at Grace Farms

Here, Scotty from RAM was sporting his pink Grace Farms hat while doing a little work!

I had this great idea to make flower boxes for our arena letters outside!  I had a blast making the first one, while making the other 11 I was asking myself why I get myself into such things:)

After RAM finished the indoor the added drain tile around the whole building.  Then we were able to plant our grass and add our American and Canadian flags!

We had to add a farm sign so people could find us!

Then we started converting two of the three large pastures on the farm into 15 paddocks (five were finished in 2008, the next ten will be done spring on 2009, after the new arena construction is completed).

After many meeting with the city, inspectors and RAM, our new indoor arena construction finally began!

We built a new outdoor arena in the front (can't see it here, but it's the flat part!).  It's 80 X 190.  Will be fenced in Spring of '09.  We also painted the existing barn to match the new indoor.  You can see part of  the new indoor arena being built behind the barn.Grace Farms

The indoor is almost done!

Slanted wall 6' high keep both horse and rider safe!

Eve lighting down both long sides keeps this indoor very bright!

The new indoor has 24 large lights, 8 small lights, 4 heaters, 6 fans, 6 speakers, 2 large windows to the lounge, a 72'X4' viewing area with 2 small heaters above the viewing area.  Both long sides of the indoor have eve lighting.  There are 72' of mirrors along the short side.  The footing is Premier Pro Stride footing.  The walls have 6 feet of tongue and groove pine slanted at the lower 4 feet.  Above 6 feet is white steel.  The new indoor is connected to the barn with a new hallway that runs along the lounge.   The indoor was designed for safety and comfort of both horse and rider.

We added a small hallway connecting the barn to the new indoor.  The hallway runs along the side of the lounge.  Here we are melting the ice and thawing the ground before adding the cement and the steel lining.

We also had to add a fire wall to meet the codes.  To do this they had to open up one side of our lounge.  Here they are finally putting things back together!

This is the new outdoor that RAM put in Fall of 2008.  We did our own landscaping around it.  We built flower box letters and a fire pit both for function, and to give the horses things to get used to before we go to shows!  We plan to add a gazebo and maybe a pond in the future.

We added this cute flower box just to liven up the entrance.

Now that the indoor is done it's time to ride.  We installed a great sound system that features a wireless microphone or radio/ipod music out of six speakers lining the walls.
